The Home Inspection Licensing Course is a five (5) part (module) teaching system that you must take to be a New York State licensed professional Home Inspector. After you have successfully completed all 5 modules, you can sit for a N.Y. State test for your actual professional license.   This test costs about $150.00 (cash is NOT accepted) and is normally given monthly in Albany, Franklin Square, Hauppauge, NYC, Syracuse, Buffalo & Rochester. Students are allowed 2 1/2 ours to complete the test (multiple choice) and you must answer at least 70% of the questions to pass the test.  If you pass the written exam, you will receive a notice in the mail. That original notice (not a copy) must be submitted with your application form, license fee, etc. (Complete application details are provided in the application form instructions.

The first four (4) modules are class room orientated with a written test at the end of each module.  Module five (5) is all non-paid, field work with no written test.  If you fail module one to four, you may take it over again until you do pass.  BUT, it is my understanding that you must repeat the failed class within two (2) years of the date you failed.

I have a 100% success rate with my students!  Your future is taken seriously here and what you need to know is taught in a manner that supports and encourages you.  You will perform actual inspections on real homes, not some class room adaptions or dummy houses.  Your teacher is probably the most experienced person in this field with many thousands of inspections completed.

Principals of Home Inspection-v-2Dearborn Real Estate Home Inspection Educational textbooks are exclusively used as reference material for each class.  There is no finer educational series on this subject available.

Each student will receive the textbook on the right as a part of the 5 required training modules and your fee.

Week 5

The school will provide 40 hours of unpaid field based training. The training course (Module 5) is available to anyone.  Students do not have to complete any or all of Modules 1-4 to attend Module 5 or have attended our school for other courses.  Module 5 will be offered periodically on a similar schedule as Modules 1-4.  The student will be able to attend these training sessions until the-40 hour requirement is completed.  Module 5 will be supervised by a NYS licensed home inspector, NYS licensed architect or NYS licensed engineer.  Training session times and dates will be posted clearly in the classroom and will be announced by the coordinator or instructor.

1.The school will maintain an individual unpaid field based training log as prescribed by the New York Department of State.  This log will be completed and signed by the instructor at each inspection. Once the 40 hours are completed, the school will verify the information on the log by cross-checking the dates of the inspection with the school’s records. The student will then receive a Certificate of Completion for Module 5.  The school will retain the log along with the student’s attendance sheets for Modules 1-4 and his or her exam grades for those modules for a three (3) year period.

2.The school will make available several different residential 1-4 unit properties for inspection.  Properties used by the school will be with the owner’s consent, which the Institute will keep on file.

3.The home inspection instructor will be present at all training sessions and will supervise the activities of all students.

4.The instructor will also address student concerns and questions.

5.Students may use a check-list inspection form while conducting his or her inspection of the property.

6.The time to complete an inspection may vary.  When students have completed the inspection of the property, the instructor will indicate the time spent on the inspection on their training logs.  The instructor will stay with the students until they have completed the inspection.

7.A student must return for another school scheduled inspection until a total of 40 hours is completed and indicated on the training log for the individual student.

8.The school will then fill out the appropriate forms (As per Section 197-2.15 Certificates of Completion and Students Lists) indicating the following: name of the student; name of the course provider; title of the home inspection module; number of hours; code number of the module; a  statement that the student, who shall be named, has satisfactorily completed a course of study in home inspection subjects or u-paid field based training approved by the Secretary of State in accordance with the provisions of Section 197-2.3of this subpart, and that his or her attendance record was satisfactory and in conformity with the law, and that such module was completed on a stated date.  The certificate must be signed and dated with an original signature by the owner or course coordinator.

9.The New York State Department of State requires all schools to submit to the State Department of State, within 15 days of completion, a list of all students by name who have successfully completed this 40 hour training course.  This form will be sent to the New York State Department of State, Division of Licensing, Home Inspection Section for their record keeping purposes.

10.The school will make three (3) copies of the student’s records.  Upon completion of the required 40 hours of field training, one (1) copy will be sent to the to the York State Department of State, Division of Licensing, Home Inspection Section for their record keeping purposes.  The second copy will be kept on record at the school facility for a period of at least three (3) years.  The third copy will be sent to the individual student on the New York State approved forms, to the last address maintained by the school.  The school will not send  any records to New York State or individual student until such time as the student has completed 40 hours of field training.

11.A list of the names and addresses of students who successfully complete each module must be submitted to the New York State, Department of State within fifteen (15) days of completion of a course module.

12.Students will be responsible for keeping addresses and all contact information up to date.

Please note that classes may be limited to six (6) students due to new, NYS Home Inspection educational requirements.  Minimum students are three (3).  Please call early to reserve your place!

Please note that this is the ONLY one (1) time that this class will be offered this year.  This time of the year offers the best weather and the longest day light hours, which benefit the students greatly.  Therefor, please plan your summer schedule way in advance.

Please note that most students sign up for ALL five (5) modules at one time, before they start.

They must pay the full amount ($4,000.00) in advance.

If a student fails an individual module, they can take it over again (for two years)  for the same cost.  Any student can take any module, at any school in NYS, that is licensed to teach these courses.
